Priorities of Conceptualization, Project Design and Project implementation.

It has been a frequently asked question as to the essence behind concept of Professional Design Fees .. Some people call us and inform us that while checking in the market .. it was understood that the consultancy rates of various design Houses Differ !!! Why is this so ???



For we @The Thach Creations™ It has been our constant endeavor in our journey of creativity to re-define the term of “Consultancy”. 



We look upon it as a Humongous responsibility bestowed upon us by a Trusting client... Who Had been God send... to convert his dreams into a possible reality... Taking Due care in the course of action to understand his financial planning, and its outlay. 



We have in our journey as consultants... Come across so many people who came to us for help and advice - after messing up their dream projects... Working with consultants who did not understand their basic needs and Financial Limitations.

A detailed examination of these issues through my carrier spanning over 21 years since entering professional Design Practice in 1991.. it was found that the root cause of the aforesaid problems come up due to 3 main Flaws.


 
1.   The Design Consultant fails to visualize the project and also the client is in dark as to the visual outcome of the project.. This in turn will lead to constant changes to the project design.. With constructed areas constantly being dismantled to accommodate the “new and Better” changes. This invariably leads to wastage of time, money and material & utter chaos at site .. Leading to a virtual free fall in Finance management. I have come across a client who started of 8 years ago to build their “Dream Home” with a 3 Crore budget in mind ending up with a “Nightmare Project” in which they have sunk more that 9 Crores and showing no signs of completion !!!.


 2.Some consultants virtually “Hijack” the project from the clients and goes ahead with scant respect for what the client wants.. With an aim to make a “Land Mark Project” which will showcase the consultants designing powers to public .. where the un-suspecting clients interest is compromised in the altar of design.
 
3. The projects which are started in a hurry without proper planning, Bill of Quantity (BOQ), Scheduling & financial planning often end up in disaster too .. with finance going haywire and the building looking Bizarre and un scientific.

 
After a full-fledged study of the above problems, we have evolved a virtually trouble free mechanism to take care of the client, and his requirements – with the support of a few consultants – who form very much a part of our team …

a. A soil mechanics consultant who would advise us on the best type of foundation to be provided throwing light into the bearing capacity of the soil and the depths at which Hard moram / Hard substrate is found.

 b. A structural Consultant – who will provide us with inputs in RCC Consultancy in tune with Design requirements and also gives his inputs in shuttering and stage design .. Helping us to prevent any unforeseen accidents enacting itself at site during construction.
 c.An Electrical consultant – who will help us with a comprehensive study, and offer us insight into tackling the electrical requirements and Guidelines to have an electrically truble free environment.


d.   A plumbing consultant – whose vital inputs help us in designing a hassle free and long term trouble free water and sanitation solution for the said project. These consultants help us in our endeavor to convert the dream of our clients into a complete and satisfactory reality.



Our studio unit helps us in allowing our client in visualizing the project in advance and thereby allowing our client to know exactly what he is going to get. This avoids any alterations and un-palatable surprises. 

The comprehensive BOQ generated helps us to nail down the cost  and allows us to get competitive quotes from reputed contractors.

Appropriate Work & Finance scheduling with properly planed work flow management and finance flow management allows the project to be completed in fastest possible time frame which in turn saves the client at least 20% of cost in terms of Manual Labor / Cost escalation of materials & constant dismantling.

We of course know that you .. The client is now enlightened with sufficient data to understand that... Like a visiting faculty from Michigan put it... “You pay peanuts, you will get monkeys” …

It’s just like a better vehicle for your family costs more... But it gives better comfort levels, has better grip and balance and is less prone to failures.
